If you have been thinking about flipping a condo, let me share my experience with you on an off market deal we did in Omro WI. This house flip was bought by going direct to seller via a cold calling campaign. Would we do this deal again? Watch the video & find out! We found the owner via a High Equity Absentee list & then were using a dialer to get ahold of him. We ended up paying cash for this property and didn't need private money investors to fund this property for us. There were several pitfalls which we uncovered throughout the purchase, rehab, and sale process. The first being: Buying a condo that is only a 1 bed 1 bath when that is not common for our area. We have done other condo flips with 2+ bedrooms and have profited very well on those. The second: Not conducting proper due diligence and over estimating the after repair value (ARV). I was off by $30,000+ The third: We bought the deal, just to buy a deal. We had a slow point during the winter months & were looking for another deal to flip.
