The Yamuna Expressway Industrial Development Authority (YEIDA) has launched a new residential plot scheme in Sector 24A, with the following details: 1. Scheme Overview and Plot Details • Location: Sector 24A, along the Yamuna Expressway. RERA Registration No: UPRERAPRJ653232/10/2024. • Plot Availability: 451 total plots, divided into different sizes from 120 to 260 sq. meters. Plot allocation is in two categories: • Farmers: 79 plots • General: 372 plots, with 17.5% reserved for farmers whose land has been acquired and 5% for industrial units. • Registration Fees (per plot size in INR): • 120 sq. mtr.: 155,400 (SC/ST); 310,800 (General) • 162 sq. mtr.: 209,790 (SC/ST); 419,580 (General) • 200 sq. mtr.: 259,000 (SC/ST); 518,000 (General) • 250 sq. mtr.: 323,750 (SC/ST); 647,500 (General) • 260 sq. mtr.: 336,700 (SC/ST); 673,400 (General) 2. Location Charges • Additional charges apply for specific location preferences: • Park Facing: 5% of premium • Corner Plot: 5% • Road Width ≥18 m: 5% • Total location charges are capped at 15% of the premium for any plot. 3. Eligibility and Reserved Categories • Reserved Categories: Farmers (17.5%) and functional industrial units (5%). Of the reserved plots, 21% are for SC/ST farmers. • General Category Eligibility: Open to Indian citizens and NRIs who are 18 years or older. Prior allottees of YEIDA plots are not eligible. • Joint Application: Only immediate family (parents, siblings, spouse, children) are allowed to apply jointly. 4. Premium and Payment Terms • Plot Rate: INR 25,900 per sq. mtr. • Payment Options: • 100% payment within 60 days of allotment. • Online payment only via the official YEIDA website. • Late Payment: 13% annual interest for up to 30 days extension. 5. Allotment and Refund Process • Draw Date: December 27, 2024, subject to change. • Refund for Unsuccessful Applicants: Registration fee refunded without interest within a year or with interest for deposits over a year. 6. Lease and Construction • Lease Period: 90 years, with a one-time lease rent of 10%. • Construction Timeline: Allottee must complete construction within three years or face additional charges for extensions. 7. Application Procedure • Submission: Apply online through the YEIDA website with a fee of INR 600. • Documentation: Required documents include proof of identity, address, registration fees, and specific forms for reserved categories.
