261 new listings hit the market...down 22.78% from July 2021. However new listings are up 16.92% from last month and whopping 125% from the beginning of the year! 139 homes are currently under contract. 181 homes sold, a 41.80% decrease from July 2021. The average sales price was $653,473, which is actually down VERY slightly year-over-year...only .021%, or $137, likely due to the number of $1M+ listings sold slowing down. However, it's not worth reading into this yet as one month does not define a trend. We've had other YoY sales price decreases as recently as November of last year. Average days on market remains at a low 11 days; and the average list-price-to-sales-price was 101.73%. Both New Listings and Solds peaked last month before coming back down. Pending Sales are also continuing their downward trend from their peak in May. July 2022 also saw the highest number of price reductions this year, with 108 homes dropping their sales price. A 47.95% increase from June and 191.89% YTD. This is likely due to sellers and their agents continuing to price their homes as if it's 2021...and that, for the most part, isn't working in today's market. Overall, The Woodlands market still remains strong. Yes, we are seeing more homes selling below list price or reducing their price. But we're also still seeing plenty of homes receive multiple offers and sell above their list price...with homes selling on average 1.73% above their list price.
