Hey Roger. Mary Kay, we're live from a construction site. We certainly are, there's a lot of activity going on here. You know everybody says they want Harbor Acres. We hear that all the time, one of the premier neighborhoods in Sarasota. And that's really its proximity to downtown and the great deep-water frontage that they have here, and new construction. We have both. We do, right here on Vista Drive. As we speak. And this home, you know we're gonna be talking about as we go along. We're starting kind of with the drone outside marketing, because the house just really isn't as pretty when it doesn't have cabinets and flooring. Not quite yet. But it's about two to three months away. It's just under six thousand square feet on Vista Drive, which is kind of the cool part of Harbor Acres, right in the back on deep water. EBG Construction is doing the building here. It's gonna be all high quality finishes. You even would still have a little bit of time to make, maybe some selections. A lot of them have been made. So that somebody can, you know, move in and certainly be ready for the fall. Absolutely, it's just absolutely, the views here are stunning, all the way out to the Ringling Bridge. Yeah, we've done a lot of business in Harbor Acres this year. You know, we sold the six million dollar bayfront, we just sold the one on Hillview, and we've got two other listings in Harbor Acres. So it's a very thriving market. We do see some people that are coming off of the keys, that still want to be in a waterfront property but want to be closer to town, and Harbor Acres and Oyster Bay have been very popular this year.
