Here’s something most people don’t realize: title companies will rarely come out and say, “We think this is fraud.” They are attorneys. Instead, they will either load the file with conditions that make it impossible to close—or simply tell you they cannot close the transaction. In my case, the title company contacted who they believed was the son of a deceased heir. They asked a basic question: “What is your mother’s name?” The response? “Ummmm…” When pressed, he said he didn’t know because his mother had “multiple names.” That was enough. They hung up, immediately called me, and said: “We can’t close this transaction.” That decision likely saved someone from a major financial disaster. The lesson here isn’t fear—it’s awareness.
