📊 December Market Update ❄️🏡 🎉As we wrapped up December, the market brought a seasonal slowdown compared to November. We saw 455 homes sold, which is down 27% month over month. What’s interesting though is pricing held steady — the average sale price came in at $844,473, essentially unchanged from last month. New listings dropped significantly, with 529 homes coming to market, down 55%, as many sellers chose to pause over the holidays. Because of that, active listings fell to 1,424, down 34%, keeping inventory relatively tight. Homes also took a bit longer to sell, averaging 38 days on market — very typical for this time of year. Now, when we compare this to last December, the story shifts a bit. We actually saw more sales year over year, with 404 homes sold — up 13% from December 2024. On the supply side, new listings increased by 9%, and active listings were up 15%, giving buyers more choice than they had this time last year. Homes took longer to sell as well, averaging 30 days on market, up 27%, showing buyers are taking their time and being more selective. So what does this mean moving forward? Overall, we’re seeing a more balanced market. Buyers have more leverage and options, and sellers who price correctly and prepare their homes properly are still achieving great results. As we head into early 2026, this window before the spring market could be a great opportunity for both buyers and sellers to make strategic moves.
