Brisbane’s Western Suburbs 2017 Real Estate Wrap Up

I’m Brad Robson, the Sales Manager here at Place Graceville and on behalf of the entire team, we would like to wish you and your family a very Merry Christmas and a safe, enjoyable holiday season. 2017 has been a great year within the property space here in Brisbane, we’ve seen more steady, sustainable growth and rental yields in the western suburbs have largely held their ground. It’s also been a great year for our team here at Place Graceville. We’re now up to over 30 within our team ensuring our clients get the best level of service within our industry. But we’ve done a lot more than just grow the number of rentals and sales made. During 2017 we came up with #myplaceourplace. An online platform helping to raise awareness for local business, schools, sporting groups and simply giving a platform for local people to share their story. We are really thankful for this community and this is our way of giving a little back. You may have seen the stories on Facebook, Instagram or on our blog and these have proven to be an absolute hit. Our digital content producer, Georgina is doing great work helping others within this beautiful part of Brisbane grow their profile. As a team, we have had a great year, both personally and professionally. Just to name some, Paul Eaton married the love of his life, Kara, after meeting at the Corinda RSL many years ago. Shae had her first child and Sherrin had her second while Chantelle returned from maternity leave after giving birth to her beautiful son, Lukas. David, our leasing consultant won a Gold at the Queensland beginner dance competition and I competed in the New Zealand Ironman. Professionally, Liz Browning achieved her goal of obtaining Silver at this year’s Annual Place Awards. Sam Prosser set a new record for a sale price in Jindalee, Kerry Bellamy, after 2 years working alongside Gary Eaton has now joined the ranks as a Sales Agent in her own right. Zac Ryan, after making the jump as Garys co agent to lead agent has had an exceptional year and achieved stand out results for his clients. Troy Stein and Tori Austen both made the move to join our team, each from a competing real estate brand and Chelsea Marlow, after years of stagnant opportunities in real estate through other brands, she has come onboard and we’ve seen her grow and absolutely blossom while working alongside Peter and I. So, how’s the market you ask? As I said at the outset, the market has seen more steady, sustainable growth with some suburbs experiencing a higher rate of growth than others. Interestingly, suburbs like Moorooka, only kilometres from the CBD, which have largely been ignored up until now are seeing great levels of growth. 2017 saw a return of the first home buyer to the market as investor interest seemed to slow. Suburb Median 2017 Median 2016 Chelmer $1,037,500 $1,020,000 Graceville 842,000 $835,500 Sherwood $903,000 880,000 Corinda $720,000 $707,500 Oxley $537,000 $531,500 Tennyson $672,500 $703,750 Indooroopilly $887,000 $850,000 Fig Tree Pocket $1,220,000 $992,500 Durack $410,000 $410,000 Doolandella $490,000 $490,000 Forest Lake $435,250 $435,250 Kenmore $664,000 $661,000 Chapel Hill $781,000 $770,000 Bellbowrie $541,250 $540,000 Moggill $577,000 $562,500 Jindalee $587,500 $560,000 Mount Ommaney $870,000 $818,000 Westlake $715,000 $694,000 Middle Park $605,000 $587,000 St Lucia $1,255,000 $1,000,000 Taringa $950,000 $950,000 Yeronga $842,500 $825,000 Moorooka $630,500 $594,000 On the rentals front, our property management team had a great year, working closely with landlords and tenants to maintain good rental returns. There is no doubt that investing near popular school catchments ensures a very low vacancy rate. An example of a great rental was Jaclyn and the rental team recently leasing the home at 180 Leybourne Street Chelmer for $1700. Prestige homes have continued to attract attention both within sales and rentals with many records broken during 2017. Thank you for taking the time to read our latest market update. Once again, from the entire team here at Place Graceville, we would like to wish you a safe and merry holiday season. Together, lets make 2018 the best year yet.
