Hey everybody, my name is Cameron Manesh. I broker apartments in Washington DC, Maryland and Virginia. DC is the strongest multifamily market globally. After graduating college my dad asked me to join his commercial real estate company. I did and didn’t take it serious the first five years so I made about $60,000 per year. My dad is an immigrant and not the best teacher...but one day he hired an asset manager and I asked that man to mentor me! My income doubled the next year and kept rising until I was making 6-figure commissions. Once I was taught A-Z about the business my dad’s sales techniques came into play and my income multiplied because he mentored me! I learned to structure my knowledge and created a systematic process I used to hire and train newly licensed real estate agents with no background knowledge. PILLAR #1: Focus on owner-managed and mom-and-pop apartment operators (middle-market) Why? It’s low-hanging fruit that institutional brokers ignore. You can develop relationships with smaller property owners. Institutional sellers have bureaucratic red tape. Such as they don’t do off-market deals. Sometimes, they need to hire an institutional broker who has 100 offices and is publicly traded...or they sell with the broker that sold them the asset. Institutional deal sizes are 125 to 200+ units. PILLAR #2: Use the infinite prospecting loop Prospecting is cold calling, emails, canvassing your radius after your closings...but what if I told you a secret? Investors will sell but that’s 50% of the equation. The secret is the other 50%.. What are their capital gains tax issues when they sell? The secret is to aim for two assignments in one (sale and 1031)...and if you can, line up the financing for the cherry on top. And guess what...every “double sale” creates more sales activity so you can multiple the loop. PILLAR #3: Invest commissions to get mailbox money. I went from spending my 6-figure commissions to cutting my expenses (I rented for 8 years when I could afford to buy). Why? I wanted to invest every available dollar into deals for cash for and tax shelters. These investments earn 6% to 8% returns and over the holding period can return 15% annualized. You’ll make cash flow and get huge depreciation tax deductions and become an owner. You create the investment snowball that grows with every deal and pass it along to your children as your legacy.
