Using the latest data from Toronto and Vancouver, we’re seeing near-zero condo sales, record unsold inventory, and a pre-sale system that no longer works the way it used to. In December alone, only 87 new condos sold in Toronto, the slowest December in 30 years. 2025 was the worst year for new home sales since 1981 — even worse than the 1990s housing crash. Vancouver isn’t far behind, with developers now sitting on over 5,000 unsold pre-sale units, despite having less than half the population of Toronto.
