Welcome to the November 2025 edition of "How's the Market in Central Texas.” The stats I’m providing are resale homes only in Travis and Williamson counties. More about the stats at the end. In October, 1,409 homes closed which was up 5.0% from October 2024. The median price in October increased 1.0% to $468,000. The average price of a home increased 1.5% to $631,346. The average price per square foot was down 2.4% to $289. The bellweather number we use for pricing in real estate is the median price. The number of available homes in October was 7,888, up 15.7% over last October. During the month, 2,200 new listings hit the market which was up 16.2% from last year. The average sales price to list price ratio was 96.8%. For homes that closed in October, the average days on market was 83, up from 73 last year. The October sales ranged from a low of $119,000 to a high of $7,000,000. Let’s take a quick look at some year-to-date numbers so you can get a broader picture of the market. The median price for the first 10 months of the year was $475,000 which was exactly the same as the first 10 months of 2024. The average price for a home increased 1.4% to $630,639. The average price per square foot dropped 2.4% to $287. The number of homes sold is up 0.7% to 14,382. The number of new listings is virtually identical with just four more homes listed this year at 27,387. The average days on market was 73 and the sales price to list price ratio was 97.2%. Overall, the market in the Austin area is sluggish. Many buyers don’t have much motivation at this point. I believe the reason they don’t is because of the constant drone that interest rates will be coming down. This is absolutely true for the Fed Funds rate which the Federal Reserve controls. But whether that translates into lower mortgage rates is another story because they trend with the 10-year treasury bond which is concerned with $38 trillion in debt. While the mortgage rates may come down with enough Fed Funds rate drops, it will not be a 1-to-1 ratio.
