Mature pine trees soaring over the entire community with over 16 acres of common grounds maintain by the HOA. Many single-family homes back up to open space, have larger parcels of land, and shaded by assorted pines. Squirrels are climbing trees, deer roaming, ducks swimming through the small water canals along trails, and birds singing. I love the little bridges over the small canals. Tillicum Village has an old camp house feel and neighborly vibe. Just try driving through the community after work hours to see people waiving, out for a stroll, on a bike, or walking their pets. Tillicum residence are restricted to long term residence, part time residence, and long-term rentals. No short term (Airbnb) is allowed within the community. Bring your R.V., boat, travel trailer as most homes have plenty of room to park their recreation vehicles. Taking residence in R.V’s is not allowed over two weeks. The HOA maintains the main backflow in the community for the irrigation, snow removal of private roads, all common ground maintenance and irrigation care, scheduled yard debris pickup, and community trails. Did you know Tillicum Village is the oldest HOA in Oregon? 1970’s was the start of this sweet spot. Fencing in Tillicum Village has restrictions, but for great reasons. Fencing is allowed but must be nearly invisible. Post with wire fencing and temporary fencing is noted throughout the community, but no solid wood fencing. There are additional restrictions along the common grounds as well. All roads are paved. Public utilities include sewer and electric. Roats water maintains the residential water and irrigation water. Irrigation water is brought in from Wikiup or crane prairie. A $2.50 charge is applied monthly as an assessment for any repairs needed to domestic backflows at each home. Sprinkler blowouts are completed by the HOA for irrigation and sprinklers on each property are the responsibility of the owners. Irrigation is less than $42 per month per owner year-round.
