In this segment of Open House, Jess Hinshaw and Andrea Fisk of Shapeless Studio share a thoughtful renovation of a historic loft in Soho’s cast iron district. Originally constructed in 1886, the building has since evolved into residential spaces, though much of its original character had faded. This project reclaims the space's initial identity through a careful layering of texture, light, and architectural memory. The living room, grounded by its double-height ceilings and expansive windows, acts as the apartment’s core. Painted in a soft, warm gray, the walls set a neutral tone while exposed brick and original timber elements celebrate the loft’s industrial roots. A marine-grade white finish on the original floors brightens the space and reflects light, offering a subtle contrast to the raw materials. Furnishings were selected with restraint and softness. Linen and wool textures complement the refined but approachable palette. Lighting plays a sculptural role, particularly through a large Noguchi pendant and a pair of vintage Pulson fixtures over the dining table. A custom white oak cabinet bridges function and form, serving as a media console, bar, and library. A once fragmented mezzanine was reimagined as a single, unified loft perched above the kitchen. Below, marble counters and a matching backsplash bring coherence to a kitchen designed to recede into the architecture. White oak millwork appears throughout, echoing the tones of the existing windows and staircase. In the primary bedroom, deeper colors shift the mood. A rich taupe on the walls supports a restful atmosphere, with layered lighting and soft textiles enhancing the calm. Glass doors open into the main living space, with full-height drapery offering privacy and acoustic softness. This project reflects Shapeless Studio’s approach to adaptive reuse: blending timeworn details with quiet modernism, always with a focus on livability. Every detail, from layout to materiality, contributes to a home that feels rooted and renewed.
