This is the second project to be completed at Donath Lake by Black Timber, and it is currently undergoing certification. The design of this house is more articulate than what one would expect in a Passive House project, resulting in a higher form factor. The form factor is the total surface area of the envelope of a building, divided by its threated floor area. In a single family home project pursuing full Passive House, the form factor typically falls in the 2.5 - 3.5 range. In this project, the form factor was higher, so we recommended pursuing the PHI Low Energy Building certification, instead of PHI Passive House. PHI Low Energy Building performs similar to, and slightly better than, the 2021 Phius+ Core standard (check out our Report on Building Standards!)
