If you're a first time home buyer looking to purchase a new construction property, understanding the blue tape walkthrough is crucial to the home buying process. As part of the real estate journey, this inspection stage involves a home inspector thoroughly examining your soon-to-be residence before completion. Working with the new home design center and exploring new build financing options are essential steps to ensure a smooth transition into your dream home. 🏠 Whether you are looking to buy a new construction home, or you are already under contract, this video is a great watch prior to going into your first blue tape walkthrough. So in this video we define what a blue tape walkthrough is, and then I provide 3 essential tips that you should know and practice prior to going into your blue tape walkthrough. First and foremost, what is a blue tape walk through? Also known as your first walkthrough or maybe your orientation walkthrough. Defining a blue tape walkthrough is best described as a show and tell walk where the construction manager walk the buyers through the home and helps orient them with where the important mechanicals are, proper maintenance practices, and critical shut off valves for things like your plumbing and gas lines. After you are done getting acquainted with your new house, you then get the chance to blue tape all the deficiencies within the home and do a thorough walkthrough with your realtor and construction manager. Tip number one prior to going into a blue tape walkthrough: Get a general inspection hired by you, not the builder. Yes the builder will be getting their own inspections, but they use inspectors that have huge contracts with them and those inspections in my opinion hit more of the low hanging fruit and do not scrutinize the home as much as someone you would hire 3rd party with no bias or affiliation with that builder. Tip number two: Don't hesitate to ask! Whether you have a question about the home in general that you feel is dumb or small, or you have small deficiencies or blemishes you would like to see repaired, do not hesitate to ask! This is your home and investment, there is no task too small to request or question too small to get answered. Tip number three: don't sign off on your walkthrough forms both for the blue tape and the final walkthrough until you are 100% satisfied. Remember that when you do sign off on that final walk, the builder is no longer contractual obligation to do anything with your home and they are officially off the hook to fix anything after you sign off. So be sure to use your leverage of your inspection report, establish expectations with the builder prior to going into your final walk, and make sure you keep your game face on and maintain the driver seat position so that the builder remembers who they are working for. If you can follow these 3 big tips going into your blue tape walkthrough then you will be in a really good position to maximize your walkthroughs and have a very productive, efficient, and clean final walk prior to closing on your home.
