If you're thinking of a HMO with kitchenettes or studio rooms, you may not know that those rooms will require a heat alarm as well as a smoke alarm, because you're effectively creating another potential hot zone. That's just one of the little nuggets of good advice from BIG John as he takes you on a progress tour of this 5 bedroom HMO in Stoke-on-Trent. We're nearing the end of the project now. Much of the plastering has been done – although we've had to revert to taping and jointing in some areas to save on costs. Build costs are at an all time high and we're doing our level best to not pass those costs on to our investors. Also saving on costs in this HMO conversion is leaving some of the brickwork exposed. The bare bricks will be washed and sealed with PVA to save money and add an aesthetic element. Leaving brickwork exposed saves the need for using plasterboards, plastering and painting — and, of course, the labour costs associated with those elements.
