When I pull up to a house for a New Jersey home inspection, there are certain things already on the front burner of my mind before I even open my tools. Buyers often think a home inspection is just walking around and checking boxes. It is not. A thorough NJ home inspection starts with patterns. Drainage. Structure. Water movement. Load paths. Roofing details. Electrical safety. Basement moisture. Signs of amateur work. In this video, I explain what I am thinking about from the moment I step onto a property. The first thing I look at is water drainage and runoff. Is the grading sloping away from the foundation? Are gutters and downspouts properly installed and extended away from the home? Is water being directed safely away from basement walls? Poor drainage is one of the most common causes of foundation damage, basement water entry, efflorescence, and structural deterioration in New Jersey homes. From there, I think about structure and load paths. How is the weight of the roof transferring down through the framing into the foundation? Has a wall been removed without proper support? Are beams properly bearing? Are columns sitting on adequate footings? Structural integrity is not something you guess at. You look for signs. Roofing and flashing are always high on my list. Roof covering condition. Flashing at chimneys. Step flashing along siding. Valley details. Penetrations. Improper flashing is one of the most common sources of hidden water damage I see during home inspections. Chimneys are another major water entry point. Missing caps. Cracked crowns. Deteriorated mortar. Poor flashing. Water coming through a chimney can damage framing, ceilings, and even cause rusted fireplace components. Electrical panels and wiring are always a concern. I look for amateur electrical work, double tapped breakers, missing knockouts, improper grounding, unsafe wiring splices, and outdated panels that can pose fire risks. Electrical safety hazards are one of the most serious issues found during a home inspection. Inside the basement I am looking for efflorescence, foundation cracks, water stains, active moisture, and previous attempts at patching water entry points. Efflorescence tells a story about water movement through masonry. Staining on sill plates or beams tells me moisture has been present. I look closely at plumbing supply lines and waste lines. Are there signs of corrosion? Improper slope on drain lines? Evidence of leaks? I often recommend sewer line inspections because underground piping can be one of the most expensive repairs a homeowner faces. I am always watching for signs of termites, wood destroying insects, carpenter ants, and general pest activity. Soft wood. Frass. Tunneling. Damaged framing. In New Jersey, pest issues are common and sometimes hidden. DIY work and unpermitted renovations are also red flags. Improper deck connections. Missing flashing. Unsupported beams. Bathroom renovations without proper venting. When work is done without permits, it often means it was not inspected for safety or code compliance. Above all, I am looking for safety hazards. Loose guardrails. Improper stair construction. Unsafe electrical conditions. Gas venting issues. Carbon monoxide risks. These are the things that can affect life safety. A professional NJ home inspector is not just looking at components individually. We are thinking about how the house works as a system. Water management. Structural support. Electrical safety. Moisture control. Proper installation practices.
