With Rental Assistance Running Out Free attorneys on the Missouri Side being paid for by Grants and Tax Payer Dollars, and society looking at a lot of things with microscopic fair housing glasses, it is more important than ever to make sure that 1. You are Running Your Rental Business as a Business, not a passive hobby and that you know what you are doing. 2. Have WRITTEN Policy and Procedure for everything: Screening, Management, Repairs, Late Payment, Non-Payment . . . everything and that you follow your policy and procedure and apply it EQUALLY to everyone. 3. For Non-Payment, start the eviction process as soon as possible, the process takes time, longer if they get a free attorney, and longer if you did something wrong. It can take 3 months or more to evict, that's 3 months of lost income on top of the income you have already lost and fees. 4. Cash for Keys and work out programs on a case by case basis isn't against the law, but if you don't apply these programs equally to all renters who are not paying, you could be seen in violation of fair housing and get sued.
