Paver sealing IS NOT a do-it-yourself task, a job for the pressure washing guy, or the handy man. a large portion of our business is stripping off failed sealants. It is a very labor & time intensive process that requires expensive chemicals and special equipment to properly strip the failed coatings off, in order to re do it correctly. Solvent based, water based, acrylic based sealers will not work in Florida's moist, subtropical climate. The high water table and excessive ground moisture permeates through the soil and gets trapped under those types of topical sealants like a big piece of plastic, and turns into condensation - making the entire surface appear white and milky. This usually begins to be noticeable 6-8 weeks after the coating has been applied, or faster during a warm, rainy season. These products are great up north, where the climate is different. Polymeric sand is also a major cause of needing paver restoration & paver stripping here in Florida. This type of sand sucks up every bit of moisture (like a grain of rice in a salt shaker) to activate the polymers, which is the hardening agent. This sand often hardens on top of the pavers, leaving a hazy appearance (Poly-haze) or hardens very high in the joints, appearing like grout you would find between tiles. (incorrect sand level).
