https://urbanistarchitecture.co.uk/ho... | Planning Consultant Mark Morris explains how to get Planning Permission to build on the Green Belt. One of the most common questions we get from landowners and property developers is: “How can I get Planning Permission to build on the Green Belt?” So what’s the answer? Unfortunately, there is no formula for providing a ready answer to any planning permission question on the green belt. Neither is there any categorical way of deciding whether any particular factor is a “very special circumstances” and the list is potentially endless. However, all green belt developments must be decided on the planning balance qualitatively rather than quantitatively. National Planning Policy Framework gives a list of the possible exceptions to building on the green belt. It goes like this: a) buildings for agriculture and forestry b) facilities for outdoor sports and recreation, cemeteries and allotments c) extensions to existing buildings d) replacement of existing buildings with something not much larger e) limited infilling of villages f) limited affordable housing f) redevelopment of previously developed land If what you want to do doesn’t fall into any of those categories, there is still Paragraph 79. But, what is Paragraph 79 of the National Planning Policy Framework? It outlines the rare circumstances when you can build an isolated house in the countryside. The current legislation states that a house given Paragraph 79 planning permission must: be of exceptional quality; be truly outstanding or innovative; reflect the highest standards in architecture; help to raise standards of design more generally in rural areas; significantly enhance its immediate setting; be sensitive to the defining characteristics of the local area.
