Hey guys it’s Cody Sperber the Clever Investor here and today I want to talk about motivated sellers. Specifically, how to talk to them. Talking to motivated sellers is a KEY component in the wholesaling process, and it can get a deal moving pretty quickly as long as you’re good at it. Ready to TRANSFORM your business AND your life? Plus I’m going to hook you up with some motivated sellers scripts, so if you’re a new real estate investor this is going to be a game changer for you and it will help you be empowered to get on those phones! A lot of new real estate investors are scared to get on the phone, and trust me… I know from experience. I used to hate getting on the phones because I could never anticipate where my conversations with motivated sellers would go but I’m going to make this real simple for all of you, especially for my new investors out there. I’m going to give you the 4 things you need to accomplish on your first call with a motivated seller, which will later help you get set up for success on your second, and third and fourth call. #1 Why are they selling?- There’s a million questions you can ask and it can be as simple as: “What’s happening in your life that makes you want to sell?” Make them expand by asking “tell me more about that” and empathize with them! #2 Information about the property- Understand what’s going on with the property! Ask them “what's your favorite part about the property?” and allow them to tell you the good things so they’re more willing to tell you the negative things. While they’re doing that get a feel for the property by looking it up on Zillow and getting a feel for what you’re dealing with. #3 How fast do they want their money? - Figure out what their urgency is and what the time frame is on their urgency! And don’t be afraid to ask them why they need the money and again, start empathizing with them! Don’t start negotiating during the first phone call, you have to build rapport with them! Save that for a later call and give the seller perceived control when you’re actually controlling the pace. How much money do you need? - Ask them “how much do you need in order to feel comfortable okay-ing an agreement here today?” It’s really that simple! If you can do this then you’re in the game, it just depends on how much work you want to put in! There’s no shortage of people to call so make the calls and write those offers!
