These are all questions that get asked all the time as investors and owners try to make sense of the planning system. This video is all about the rules of planning permission and how you can implement a set of simple strategies to make sure that you get planning permission every time. I have come across all types of strategies and tools when it comes to using the planning system to make us much profit for property investors as possible. I came across countless cases as a planning officer where if applicants only knew how the rules of planning permission would drastically improve their chances of success. This video is designed to help you so you aren’t one of those people that is left frustrated the Council who give you no guarantees to getting planning permission. 1) Rear Extension Planning Permission - The Rules Of Planning Permission - How To Get Permission EVERY Time The first thing I want to cover is the age old question of: my neighbour next door OR the guy down the street got permission for their rear extension, why can’t I get permission for mine?? It’s a fair question and one that riles everyone up when it comes up. The Council’s excuse is this: that happened a long time ago under a different policy framework. Your development does not comply with this current policy framework. Whilst each site is different, some of the time this can be overcome by appealing the Council’s decision. Decision’s like this are quite common and can be overcome with the right scrutiny at appeal. To avoid this happening to you, you must check the Council’s CURRENT policies which leads me on to the first rule of getting planning permission. 2) Check the Council’s CURRENT planning policies - The Rules Of Planning Permission - How To Get Permission EVERY Time Every Council has ‘adopted’ planning policies that guide their planning decisions. When it comes to getting planning permission you will want to look at policies relating to your type of development. You will also want to see if the Council has any guidance on area specific issues. You might find guidance specifically for your type of development. In which case you just follow along the guidance. 3) Check the planning history & do a site visit - The Rules Of Planning Permission - How To Get Permission EVERY Time Usually these would have their own sections. But sometimes you might not have any relevant planning history so a site visit is the next best thing. ALWAYS do a site visit though - they are not mutually exclusive. Every Council gives you the opportunity to check the planning history of any site. Details of previous application will be listed along with the decision of the Council. If there is a refusal which then leads to a dismissal at appeal this is a red flag that might stop you from applying for planning permission. But have a look at the decision and see if you can overcome the reasons for refusal. And nothing beats a site visit. Google Street View and Maps are great but a site visit really gets you aware of the issues on site better than anything else. Combining a site visit when looking at the planning history will give you a good insight into what you can do specifically to overcome any issues with the planning history that you may have found. 4) Submitting the RIGHT application - The Rules Of Planning Permission - How To Get Permission EVERY Time This sounds super obvious but submitting clear details on exactly what you are applying for is critical to getting planning permission for anything. Clear forms and drawings will help the officer (and the community) understand the scheme better and give you the best chance of getting permission. Don’t hide anything!
