In this video we have shared with you some useful tips of how you can construct your own home without money. Ideas will not only give you maximum saving but will also give you good investing opportunities. Being able to make a home at any age is considered as a lifetime achievement. Rented houses can never bring you as much comfort as your own personal space will. So keeping that and zero balance in consideration we have come up with some practical solutions for you that you’ll know if you watch the video till the end. Yes it is possible to construct a house or buying a property with no money and have investment in real estate if you have zero funds. In this video we will not focus on construction details, cost of construction or steps of construction rather we will focus on money without which you can make your own house. So lets see how you can arrange funds to make a house. If you have a larger plot, sell and buy a smaller plot. This will give you revenues to start construction and will also reduce the total construction cost. For example if you have 1 kanal plot, sell it and buy 10 marla plot or if you have 10 marla plot, sell it and buy 5 marla plot. Lets say if a 1 kanal plot at some location is for Rs. 1.5 crore, you will get 10 marla plot for 90 lacs and will get additional 60 lacs for constructing the house and owning the property and the total cost of construction will be 80 lacs so your deficit will become Rs. 20 lacs. If you can’t do this, buy a plot a little further and save the money to start construction. Thirdly, you can do is that if you have an inherited plot, you can split it into pieces with a smaller front but you can then make it easily. If you have funds for plot but don’t have funds for construction and you are waiting that when funds will be with me, I will construct it, do buy an odd plot and it is normally 20-25% cheaper. So buy an odd plot and start construction on it. So, in that way you can have 20-25% to start construction. Plan for the future but construct in present. Do the construction only that is required by you in present. Do minimal construction. So, the funds that we have saved to this time at least you will be able to make single storey. Don’t overspend on the house. Make an economical house. If you have funds at any later stage you can use it for finishing by removing economical products. Use salvaged materials if you are short of funds. Keep budget in mind and don’t let it vary and also don’t generate any change order. You need to make a plan first so that no change order is generated.
