Landlords have been contacted directly by ORS requesting that an inspection be carried out — and understandably, the letter can cause concern. Here’s what you need to know: 🔹 Who are ORS? ORS are a private engineering and building consultancy company working with Dún Laoghaire Rathdown County Council to ensure rental properties comply with the Minimum Housing Standards introduced in 2019. 🔹 Are these inspections routine? Yes. • Inspections are carried out at least every 4 years • More frequent inspections may occur if issues are identified • The purpose is to ensure properties are safe and properly maintained 🔹 Why are landlords contacted directly? Legally, responsibility rests with the property owner — not the managing agent — in relation to: • Fire safety • Structural compliance • Planning compliance ⚠️ Important: Receiving an ORS letter does not mean there is a problem with your property.
