Landlords have been contacted directly by ORS requesting that an inspection be carried out — and understandably, the letter can cause concern. Here’s what you need to know: 🔹 Who are ORS? ORS are a private engineering and building consultancy company working with Dún Laoghaire Rathdown County Council to ensure rental properties comply with the Minimum Housing Standards introduced in 2019. 🔹 Are these inspections routine? Yes. • Inspections are carried out at least every 4 years • More frequent inspections may occur if issues are identified • The purpose is to ensure properties are safe and properly maintained 🔹 Why are landlords contacted directly? Legally, responsibility rests with the property owner — not the managing agent — in relation to: • Fire safety • Structural compliance • Planning compliance ⚠️ Important: Receiving an ORS letter does not mean there is a problem with your property. These inspections are standard procedure. As your managing agent, we will liaise with ORS and close out any issues on your behalf, ensuring the process is handled smoothly and efficiently.
