Timeline: Publicly marketed property Did private showing despite NO private showings before open house. Offer received and accepted before open house, contingent on us cancelling OH. Buyer asked buyers broker to ask sellers agent for 6hrs time but broker thought it was a joke. 4 hours into inspection, agent not present, 2 more hours needed. Majors identified, contractors allowed to come back into home to do quotes. Seller not willing to accept concessions. Re-marketed house using un-redacted inspection. Buyers broker suggested she will take it to small claims. I paid 50% of the inspection to make the problem disappear without legal action. Accepted full ask offer as-is with someone else. So on the question does a seller need to legally update the Property Condition Disclosure after a buyer does an inspection? Nah.
