Funding for Section 8 must be way down so who is making up the difference? The employed tenants are expected to pay a much larger portion of rent than before while landlords are expected to charge much lower rents if they want a tenant who is unemployed and Section 8 pays their rent 100% to the landlord. If the tenant is unemployed, the tenant needs to find a landlord willing to take around $200 less per month in rent than market rent. From my experience, tenants are required to come up with larger rents for the first time ever which doesn't mean they will be able to pay it. And gone are the days of getting more than $1,350 for a 3-bedroom house in Detroit. The new SAFMR rules aren't having it. The legislatures think cutting rents even though prices on everything else has gone up will help tenants find cheaper housing but it's really driving landlords out of the business leaving tenants with worse choices.
