We take you on a tour throughout the pocket neighborhoods of Mar Vista Los Angeles. The Mar Vista Los Angeles Tour takes an in depth look at each pocket neighborhood with a "RIDE ALONG" tour capturing what the different little pocket neighborhoods like Mar Vista Flats have to offer: 1. Architecture Our Part 5 of our Los Angeles Tour Mar Vista takes us to where I happen to call home in Mar Vista - Mar Vista Flats. Mar Vista Flats is located between Palms on the North, Centinela on the East, Venice on the South, and Beethoven on the West. These developments were originally built as basic, low-cost homes in what was viewed as a far flung region of the city. Bet you didnt know this. Mar Vista was actually annexed Los Angeles 1927 and was city of LA designated Mar Vista as an official neighborhood in 2006. Fast forward to 2021 and the westside is now home to Silicon Beach with brand new homes going up on every street as demand for new construction finds many selling without even coming on the market. Now I get it, there are developments around the country that get purchased before they hit the market, but were talking about an entry level of $2.8m for a brand new home with the average home lot at 6000 sqft with many homes having 7000+ sqft lots as well finding prices approaching $4m. In some cases, homes are clearing the $5m like this home here on Wasatch which included two 7500 sqft lots with a newer built home by Marmol Radziner on 1 lot and a duplex set up on the other lot. Streets like Wasatch, Colonial, Boise and Frances all offer some tremendous views, especially if you are located the west side of the street. While we have some amazing view properties, the Mar Vista Flats also offer some very sought after mid-century homes designed by famed architect Gregory Aines. Located only on 3 streets between Palms and Marco Place which were Beethoven, Moore, and Meier; the Ains homes built in 1947 were supposed to number 100 but only 52 were completed. By rotating one floor plan in different directions, Ains created variation between the houses. The average size for these homes was about 1060sqft and cost roughly $12,000 compared to $5,000 for the rest of the homes nearby. The model home for the Gregory Ain tract is right here at 3508 Moore Street and was the only house in the tract with a fully landscaped backyard with one of a kind plants. This model home on Moore was also the first to have an approved addition as the homes in the tract are historically protected and have strict guidelines to follow when renovating. The neighborhood has grown tremendously from its 3 bedroom 1 bathroom and 2 bedroom 1 bathroom days finding tear down homes priced at $1.2m and up updated move in ready homes priced $1.8m and up, and newer and brand new homes starting at $2.8m and approaching $4m. The market in Mar Vista has completely changed from 6months ago where we once were at 80+ homes for sale in November, now were at 35 homes for sale and buyer demand through the roof. Any questions?
