How to buy the perfect hunting property? Top 5 things to consider before making your decision!

I’m always on the lookout for new hunting properties, but before reaching out to an agent or scheduling a site visit I use the 5 criteria below to analyze each land listing. Since I recently went through the process of purchasing new hunting ground, I thought I’d share my opinion about what to look for when making that decision. 1 - Access: Does the property have direct access from the road or is it deeded permission access through another property? What is the predominant wind for your area? How many points of access does it have? 2 - Habitat, terrain, and topography: What is the habitat like? Is it diverse? Are there terrain/topography features that will attract and hold deer? Can the property be hunted effectively using those features? 3 - Impediments: Are there things like wetlands, zoning, or equipment costs/labor that will prevent you from being able to change or restructure the property in the way you want? 4 - Neighbors: How many neighbors does the property have? What activities do they like to participate in and will that affect your ability to hunt the property? 5 - Goals: What are your hunting goals? Will the property accommodate them? Do you have other recreational goals to consider like farming, camping, or horseback riding? Make sure to ask yourself these questions and carefully analyze what a property has to offer before spending your money on the wrong hunting parcel.
