Market Recap - June 27, 2025 Mortgage rates just dipped to around 6.75%, and many sellers are still offering to cover thousands in buyer closing costs. For buyers, that can mean getting into a home with just the down payment saved. On a $400,000 home, that’s roughly $14,000 instead of needing to come up with another $10,000 to $12,000 for closing costs. Inflation data this week came in as expected, and the short-term trend suggests it may already be cooling faster than the headlines suggest. A new bill in Congress could also push rates lower without any other major change to the economy. That means this moment, right now, may be one of the best buyer opportunities we’ve seen in months. But that could change quickly. When rates hit 6.5%, buyer demand tends to surge. Once that happens, sellers will have more leverage and the concessions will likely disappear. This is your chance to act while the market still favors buyers. The longer you wait, the more likely it is that the deals will fade and competition will heat up. Be the buyer who moves smart.
