SO much time is wasted by people not reading the policies or checking the planning history to see that if they only had they wouldn’t propose this scheme in the first place. 2 - Make sure you get good drawings - do your research into getting someone who knows how to do planning drawings and make sure they are suitable for planning. 3 - GET THROUGH VALIDATION - submit the right things. Don’t miss anything out - it will only be asked for during validation and you will be waiting a long time. Every Council has a validation checklist that shows what documents need to be submitted depending on every proposal. 4 - Going out to consultation - it takes 21 days. This is when it is a good idea to either have already spoken to your community about the proposal or submit such good information that it is very easy to understand. Sounds like common sense but it is so often where problems arise. Anyone can object to an application. You can contact the officer whenever you like - if you want to cut the objections off at the pass then you can write to the officer explaining how your proposal addresses their concerns. This can be VERY effective because it does the officer’s job for them! 5 - Getting in touch with the officer - Give them a nudge once a week showing you are around. Increase your contact as you get closer to the decision deadline 6 - Check your decision - check drawing numbers, documents and the correct conditions are listed. It is an enforceable document so has to be right. 7 - You’re right to appeal - non-determination after 8 weeks or after the date that you had previously agreed to. For major applications it is 13 weeks. You have a choice of written representations (just a statement), Hearing, or Public Inquiry (reserved only for the most complex and large applications).
