2025 was a banner year for real estate investments in Oklahoma City and Tulsa. The year started to accelerate in June due to the beginning of what I call a builder war between the number one and number two national home builder. This continued through the year with special deals closing by year end. It hasn't stopped there with one builder announcing a continuation of lower subsidized mortgage rates and free add ons for investors. Because rates stayed too high of great cash flow this was a welcome trend and I predict more of it in 2026. Another reason for builders to subsidize lower rates is The Federal Reserve are not lowering mortgage rates by their short term rate cuts. The three time s they lowered rates in 2025 mortgage rates rose or at best stayed stable. With inflation from tariffs and the expanding federal deficit that demands more bonds to be floated to pay the debt service, I am not optimistic for rates to come down to equal what builders are doing for you or even come close. We will see higher prices for new homes and again tariffs play a role in that but the good news about Oklahoma is that our builders are absorbing some of the hikes to maintain our high affordability factor. Duplexes will again play a major role in investment portfolios as builders realize that this nis a key to solving the affordability crisis. We have already booked a lot of duplex sales but we still have 40 more duplexes to sell in the Oklahoma City market. Economic uncertainty is playing havoc on those who want to buy a home to live e in but 2026 will be like 2025 as investors have stepped in to take up the slack for the lack of owner-occupants. This also means that besides home appreciation continuing for Oklahoma City and Tulsa real estate, the enlarging pool of renters will cause rental appreciation also.
