(((MIKE OUTSIDE OF CITY HALL) I’m Mike Gonzalez, Economic Development Manager at the City of Pasco. I’m proud to tell you that we are the fastest growing city in the Tri-Cities and there’s good reason why! (((VOICE OVER B-ROLL))) Pasco is a vibrant city of nearly 80,000 people…set along the shores of the beautiful Columbia River in Tri-Cities, Washington. Affordability, access to 5 major cities and the lifestyle …make Pasco one of the most attractive place to live and do business in the entire country. Whether it’s a visit to downtown for authentic Mexican food, a day at the ballpark for some minor league baseball or a boat ride along the river… So why has Pasco grown by nearly 20,000 residents in just the past 10 years? And why are we projected to reach a population of close to 121,000 by 2038? Let’s show you why. The City of Pasco is part of Tri-Cities, Washington. A vibrant area in Southeast Washington with a population of more than 300,000 people. The Tri-Cities is home to Pasco, Kennewick and Richland. The area encompasses 2 counties, including Benton and Franklin Counties. The region’s economy is anchored in research and development, technology, manufacturing, agriculture, retail, and healthcare. Major employers include Battelle/Pacific Northwest National Laboratory, Lockheed Martin, Bechtel National, CH2M Hill, ConAgra/LambWeston, Amazon.com, Tyson Fresh Meats, AREVA, and URS. The average household income for the Tri-Cities region has increased 30.7% since 2000. Currently, the average household income is $72,733. The Tri-Cities attracts the brightest minds in business. We have a highly educated workforce: 82.8% of the population has a high school, college, or graduate education and there are more scientists and engineers per capita residing here than anywhere else in the nation. (((BROADMOOR))) When it comes to development, there is a lot of opportunity in Pasco! The City of Pasco recently completed our new Comprehensive plan, that includes smart growth initiatives, updated zoning, and a complete roadmap of how the city will grow over the next 10 years? That smart growth will help guide development of the Broadmoor area of West Pasco, near Rd. 100, that’s expected to see major retailers, thousands of new homes and residents in the area in the next 5 years. The vision for the Broadmoor area includes mixed use developments, more that 7,000 new homes, entertainment options and major big box retailers. Rd 100, the major thoroughfare that serves the area, will see substantial widening and Interstate 182 adjacent to the development will also see infrastructure upgrades that will create easy access for drivers from across the region. Ttimothy.ufkes@marcusmillichap.com (((PORT OF PASCO/ FOOD PROCESSING))) The City of Pasco is working closely with our economic development partners at the Port of Pasco. The Port was instrumental in securing Darigold, who announced they will build a $500 million processing plant in Pasco. The plant will make specialized protein powder and butter, which will create approximately 200 on-site jobs, as well as 1,000 support service jobs. More than half of the 400,000-square foot facility’s products are expected to be exported, mostly to Pacific Rim countries. Butter produced at the facility will be marketed regionally. The facility will be built in the Port’s brand new Reimann Industrial Center. Reimann is a distribution and logistical center located near Hwy 395 that provides quick and easy access to rail, and all major highways in the Tri-Cities. Land is available right now at the Reimann Industrial Center (((PORT OSPREY POINTE))) There’s even more excitement surrounding the Port of Pasco at their Osprey Pointe Development, where high end waterfront condos are being planned along with a public market. Osprey Pointe will provide up to 1,500 jobs, more than a thousand new homes, condos, a world class hotel, commercial space and a brand-new amphitheater for music concerts. The Port of Pasco has teamed with JMS Construction to develop this site into the next great destination for Eastern Washington and Oregon.
