PUBLIC HEARING a. 131 El Camino Real (APN #104-710-050): A public hearing to consider a Conditional Use Permit to allow the installation of an approximately 300 square feet outdoor produce display area along the sidewalk fronting an existing grocery store (Sun’s Market) zoned Residential Mixed Use (RMU) within the Millbrae Station Area Specific Plan. – ACTION The project is categorically exempt pursuant to CEQA Guidelines Section 15301 Existing Facilities (Class 1) as the proposed outdoor produce display area is a minor exterior alteration to an existing structure and is not located within an environmentally sensitive area. b. 1100 Millbrae Avenue (APN #024-251-190): A public hearing on a Design Review Permit application to allow a net 110 square-foot reduction and interior remodel on the second story, and a 933 square foot rear lower floor addition, to an existing two-story residence, and a Conditional Use Permit application to extend the existing nonconforming upper-story side setbacks in the in the Single-Family Residential (R-1) Zoning District -ACTION The project is categorically exempt pursuant to CEQA Guidelines Section 15301 Existing Facilities (Class 1) because the addition will not result in an increase of more than 10,000 square feet, the project is in an area where all public services and facilities are available to allow for maximum development permissible in the General Plan and the area in which the project is located is not environmentally sensitive. 5.
