First, let’s answer the question, do you have to hire a real estate agent? And the answer is no, you don’t have to. You can be on your own without having an agent representing you, or you have the right to be represented by a professional real estate agent. The choice is yours. The second question. Do you pay your agent? And the answer almost always no. There is a thing called co-broke, which means that the listing agent, whoever represents the seller and is marketing the apartment splits the commission paid by the seller at the closing with the buyer’s agent who represents you. There are some very specific cases when this might be different, but it’s not going to apply the majority of people watching this and looking to buy in NYC. So in general there is no out of pocket cost for you to work with an agent. Third, throughout the video when I compare the situations where you are on your own vs with an agent, we are going to assume that you’re working with a competent, professional and experienced agent. Trying to buy a home with an agent who is not competent and doesn’t have the required knowledge and skills, can cost you even more time and money, and you might experience significant delays and frustrations if you don’t have a proper guidance. To be able to make a wise decision whether it’s hiring an agent or doing this yourself, first we need to understand what exactly the buyer’s agents do for their clients. It is not just going to an open house with you and getting paid. Agents are doing way more than this. In short if you are a buyer, the goal of the buyer’s agent is to represent your best interest in a transaction. The overall concept is simple. The buyers want to buy the right home at the best price and with best terms and the sellers want to sell their home for the best price and with the best terms possible.
