In this video, we are diving deep into the process of buying a HUD home in Georgia. In this comprehensive video, we'll share invaluable insights and expert tips to help you navigate the journey of buying a house from www.HUDHomestore.gov . Whether you're a first-time buyer or looking to expand your real estate portfolio, our guide will empower you with the knowledge you need. Join us as we unlock the secrets and demystify the steps to successfully purchasing a HUD home in Georgia. HUD Home Store has changed a few parts of their bidding process. They have a very strict timeline and process that is required to be upheld (our asset manager was a little more forgiving, AS LONG AS we kept in communication with her). In order to make a bid on a house that you have found, it is best to contact an experienced real estate agent to make the bid for you. The bid requires; Price offer How much you are asking HUD to pay toward closing Contact information Buying agent information Currently, HUD Home Store reviews bids on each house weekly and notifies the winning bidder on Monday of each week that they won the bid. If you receive notice that you bid was accepted, you have 48 hours to upload your documents and get an earnest check to the Listing agent. If you are not the winning bidder, watch the HUD home store website for a week or two. This is where many listings will go back on the market because the agent and/or the buyer was not prepared for the process that follows and they lose their bid status. Make sure you have; Proof of funds or a Preapproval letter ready Earnest money in the amount they require (At the time of this video, $1000 for winning bids under $150,000, $1500 for winning bids over $150,000 Your preferred closing attorney. Be sure they are current with HUD closing procedures and have a E&O insurance binder ready for you to upload to the listing profile Once they accept your documents, you have 15 days (owner occupied buyer) or 10 days (investors) to inspect the house or cancel and get your earnest money back. If you need to turn on Utilities, you are required to get permission from the asset manager in writing to present to the utility companies (water, electric, etc.). They say we are allowed 72 for utilities to be turned on, but the power company left it on for almost 10 days with no issue. ** At the time of this video, The time is 30 days (45 days with bank financing) from signing to complete your due diligence and go to closing. The only two ways HUD home store will allow an extension 1) Attorney emails the asset manager explaining they are delayed in title work 2) The bank is delayed in completing the loan (Although, our manager was very understanding when she found out the attorney was not sent a copy of the PSA. She gave us an extra 10 days).
