The object of observation is architect developer Roy Kelley’s Outrigger Reef Hotel in Waikiki ( see its previous / original condition on Think Tech Hawaii human(e) Architecture Show Outriggering Hospitality the Outrigger Hotel on Kalakaua Avenue revisited) and its recent 2023 80 million dollars make over revisited. Based on a rich visual analysis the discussion will be:  what drives and should drive redevelopments these days: cultural or commercial motivations and, as it was the case in mid-century America. Might there be a way to return to a non conflict of interest of the two.
