How do you get started in real estate note investing? Note Investing Made Easier founder Martin Saenz and his partner Shawn Muneio explain note investing 101: » Everything you need to get started in note investing » The top mistakes that every beginning note investor makes » High-performing strategies to build a successful business in note investing For most loans, a borrower applies for a mortgage loan from a bank, and the bank puts the application through Fannie Mae or Freddie Mac’s underwriting guidelines. They look at credit score, income and other factors to determine creditworthiness. When a borrower is approved for the loan, they make payments on that loan for a specific amount of time and under defined terms. We focus on non-performing loans, which are mortgage notes that originated at a financial institution. And we work in what's called the secondary mortgage market, or the area by which home loans and servicing rights are bought and sold between lenders and investors. We buy mortgage notes that are: 1) Non-performing notes: those in default—90 days and more behind. 2) Re-performing notes: those borrowers who were in default at a certain point but worked with the note owner to get back on their feet through a forbearance agreement or loan modification It’s a win for us as investors and a win for the buyer, plus a win for local housing markets and the economy overall.
