More Rooms vs More Community Space: Building the Ultimate Student HMO (Part 6)

HMO community space can be very important for students – especially in an 11-bed property. In this HMO refurbishment, we decided that it was more important to provide a larger area for the students to socialise than to squeeze in more rooms. This is a controversial approach for investors – especially when you are trying to maximise your ROI. However, we believe in giving our tenants the best possible experience when they stay in one of our properties. In this student HMO, we felt that providing purpose-built areas for socialising, dining, relaxing, watching TV/gaming and for laundry would add to the wellbeing and quality of life of the students. Conversely, a lack of communal space for 11 people would probably have a detrimental effect with the students being more confined to their own space. We have, indeed, experienced this with other student HMOs in the locality. Background to the project: This property showcases exactly what HYPE Building is all about. We take a property that is desperate for a refurb and transform it into a place that we’re proud to call our own. This handsome property was once two terraced houses that were converted into offices—and we converted them back into a sumptuous residential haven. The finished product is a first class 11-bedroom student HMO perfect for anyone seeking a bit of class. This property is perfectly located. The town centre is just across the road, as is the bus station. So for students travelling to either Keele or Staffs, it's ideal. This was a big project, taking approximately 6 months to complete. As is the norm with a HYPE HMO refurb, we went back to bricks. As we discovered with its next door neighbour, student accommodation is much sought after in this area. The property is not close to campus, but it is close to all the amenities you could possibly want as a student. There is even a Domino’s literally around the corner. Student friendly indeed.
