Sold past 1-3 months (n=33) med $695,000 DOM=27 Sold past 4-6 months (n=27) med $687,000 DOM=26 This suggests a secondary (quarter-to-quarter) change of +1.164%. There are 63 active listing from $300,000 to $1,499,000 with a median DOM at 41 days. Range 3-538 days. There are 21 pending listings (in contract) with a median price of $649,000. Median DOM at 26 days. 5-151 days. 9/09 review: +13.934%; quarter-to-quarter +4.479%. 7/23 review: yearly change +10.569%; quarter-to-quarter +5.496%. 5/22 review: yearly change +1.961%; quarter-to-quarter +7.661%. So, what’s going on? We’re up for the year and stable (change of less than 2%) for the quarter. The yearly trend has lost almost 2 percentage points and quarter-to-quarter trend has lost almost 3.5 percentage points since our prior observations. We’re still more than 9 percentage points below 1-6-month median value for the period ending 3/16/2022 which was $757,900. This is when the Fed most recently started to raise interest rates and our current benchmark for recovery. No recovery here. Pending sales analysis suggests that the quarter-to-quarter trend will deteriorate by about 9 percentage points in the next 30 days or so. We’ll come back in a few weeks and check the numbers.
