So, this video is a breakdown of the vast majority of expenses I budget for, and spend money on each month while operating our Airbnb properties. Principal and Interest This is not technically an 'operating expense' on the books, but a large part of your monthly expenses. You pay this in the form of a mortgage and is our debt service to the bank. Principal - is the amount of the loan that is being paid down each month and we KEEP this as equity in the house. The beauty of rental properties is that the guests are technically paying off the house for us! PMI - Private Mortgage Insurance This is typically only applied to your mortgage if you put less than 20% down. In rare cases, the lender may not charge you PMI. This will vary depending on the size of the loan, your credit score, etc. Taxes Property taxes - This information is typically always included on MLS listings - which your agent should have access to. You can also call the county or city and ask them for the tax records for the house. Insurance You NEED to have specific insurance for a short term vacation rental. Proper and Foremost insurance are the two providers you need to use at this point in time - they provide specific coverage for owning and operating a short term rental and provide and umbrella policy that covers you from a liability perspective. HOA - Home Owner's Association Many home developments or neighborhoods will have a HOA. Utilities Water, gas, electricity, etc. These bills vary based on the size of the house and how often they are used. Pest For some properties, you will need to pay for monthly pest treatment Garbage & Recycling Sometimes your HOA or local city/county will do trash pick and recycling for you. But in other cases, they will not. So you need to find out if you need to pay for a trash pick up service OR in many cases your cleaners will take the trash off the property for you Wifi & TV Wifi is ESSENTIAL nowadays. Just look up local providers and get quotes. TV is optional - many guests will just stream from their own devices anyways - which also puts the importance on wifi! Welcome Gifts This is OPTIONAL. But if you provide a little welcome gift, like snacks or wine, etc - make sure you budget for it. Repairs & Maintenance I typically budget between $100-250/month for this. Most months it is $0, but you will have a larger expense bubble up at some point. Restocking & Re-Furnishing Things like soap, coffee, replacing towels, etc over time. Landscaping Only applies for properties that need it. A condo or townhome may not require it. Typically will cost anywhere from $40-80 for grass to be mowed, leaves blown, etc. Cleaning Costs I don't budget this into our costs, because you can charge a cleaning fee on Airbnb and pass it along to the guests! Make sure to interview local cleaners and see how much they will charge and what's included in their service. Misc. Expenses Any items or costs that come up, that do not fit into a category listed here, will be dropped in Misc. expense category. Usually minimal - $0-50/month. Automation Tools YourPorter, Smartbnb, Turnoverbnb, Pricelabs, etc. JUST DO IT! It's cheap and automates SO much. Airbnb Service Fee As of now, Airbnb charges hosts a 3% service fee on their bookings. Property Management Avoid using a property manager. They are not necessary. And they take 15-40% of your gross revenue!
