Since we started our portfolio with nothing, no family money, no outside investors, and all of our properties we had to purchase with as little money down as possible, because we had to scrap all the money we had together just to get that minimum down payment we needed. Starting with such a small down payment meant that we were running most properties at break even or a slight negative cash flow, because of this we had to self manage all of our rentals at first just to make ends meet month to month on our investments.
