Economists have warned property buyers that interest rates will eventually go up despite today's decision by the Reserve Bank to leave the official figure on hold at a record low of 2.5%. That decision was widely expected. Experts have again cautioned would-be investors to only borrow within their means. But that hasn't deterred some buyers including one Sydney mom who has now built a $6 million property empire in just 2 years. Linda Lieu is a real estate baron with 20 properties worth more than $6 million in total and she's only been going for 2 years. Linda Lieu: Something that we've always wanted to do but I guess that we just didn't have the courage to take that next step to go forward with it. Reporter: Taking that first step she took a job with the property company that helped her start a portfolio. Although Linda used equity in her own home her boss at Binvested didn't have that luxury when he started out. Nathan Birch: I was 18 when I bought my first property and I had no golden spoon in my mouth to be able to help me. Anyone can do it. Reporter: For many people buying even 1 property can seem beyond reach. But the experts say just about anyone with discipline and belief can jump on the property ladder and some can even buy a new home every couple of weeks. Nathan Birch now owns nearly 200 investment properties. Nathan Birch: I thought rich people have properties. I wasn't rich, my family wasn't rich. I wanted to be rich, I aspired to be rich. How can I get into a property? Reporter: He only buys when a property is below market value, when research shows potential for long-term growth and if the property has a strong cash-flow to support itself giving him a good chance of a big profit. But property and debt come with big risks too. Savanth Sebastien: Home buyers, well, you shouldn’t be overleveraging. It's more about ensuring that you're borrowing within your means and keep in mind that we're at the low point in the rate cycle; rates will go up from here. Reporter: After today's announcement rates are expected to remain on hold for most of the year.
