When you ask a real estate agent about the market you usually get "it's on fire"... Well, consider those instances as the boy who cried wolf because this is one of the most intense seller's markets we have and may ever see. The market has many artificial pressures from the outside right now. COVID has decreased the amount of listings on the market for (very valid) safety concerns and the governmental policies to keep the economy moving forward has pushed interest rates to completely insane levels. These factors are contributing to an extremely healthy, competitive real estate market. It's a great time to refinance or purchase to take advantage of sub 3% interest rates (on approved credit). But why? 2 reasons: you may be able to let a buyer assume that mortgage in the future if interest rates are higher and you may never need to refinance, ever again! Refinancing generally will cost you something to save on interest over the course of the loan. Not having to refinance saves you money and you pay less interest over the long term. WIn, win. You're basically set forever haha. Now selling has its obvious perks currently. Simply put, prices are appreciating, and you may have the least amount of competition on your home ever. Let's say you have a home that isn't perfect. Unless renovation is in your means to try and maximize your gains, just list it. Homes are being purchased in all types of conditions and buyers are more willing than ever to "overlook" at this point because of a lack of homes to choose from.
