A consideration prospective buyers should make when deciding to become homeowners are the various costs associated with a real estate transaction: from the contract offer, the down payment, and the closing costs. We know that being a homeowner costs money. For many, being a homeowner achieves a goal- one that can allow them to have an asset that builds wealth- and isn’t that the American Dream! For some the costs associated with buying a home are not onerous- for others, each of the aforementioned costs, of purchasing a home, need to be well thought out, in advance, because this is YOUR SAVINGS- which, for most, has taken years, if not decades, to build. So, you have decided its time to buy a home- it shouldn’t surprise you that a seller not only wants a specific price for their home but they also want agreeable terms. What are those? One of them has to do with how much money a buyer is willing to offer as an earnest money deposit (also known as an “EMD”). I tell my clientele all the time that a contract offer is the “sum of its parts” mainly because while sales price is very important, it is NOT the only consideration for a seller. So, what is a competitive EMD? How much should you offer a seller? Is this amount different in a seller’s market? Is the EMD different from state to state?
