So, you have decided its time to buy a home- it shouldn’t surprise you that a seller not only wants a specific price for their home but they also want agreeable terms. What are those? One of them has to do with how much money a buyer is willing to offer as an earnest money deposit (also known as an “EMD”). I tell my clientele all the time that a contract offer is the “sum of its parts” mainly because while sales price is very important, it is NOT the only consideration for a seller. So, what is a competitive EMD? How much should you offer a seller? Is this amount different in a seller’s market? Is the EMD different from state to state?
