But there are a few home buyer tips you and your agent can do while looking at homes with private wells. The first thing I would do is run the water inside the house to get a sense of the water pressure, calarity and odor. Reg flags would include low pressure, discolored water and the smell of rotten eggs! Then I would head out to the well head in the yard. Under the fake rock you'll find the well head. Some wells have the blue pressure tank under the rock, too. At this property, the tank is in the crawl space. The pump tag shows information like the date of installation, depth of well and the output. There's not much to maintain here except for the filter, which can clog over time and need to be replaced. Since North Carolina is a buyer-beware state, any issues with the well that are not detected by the buyer or inspector prior to the sale of the home become the buyer's once they've closed on the home. This is just a brief overview of what you and your Realtor may consider doing when you view a home for the first time that has a well. The results may influence your decision to make an offer on the home, and if so, then how much. Remember: do your due diligence and have your well inspected and water tested by professionals before closing on your home!
