Dealing with foreclosures are a big part of being a real estate investor. Sometimes it can get very emotional when negotiating with home owners because they really don’t want to move, much less lose the house they’ve owned for years. But, unfortunately bad things can and do happen to great peeps. Today we’re talking with a home owner that quickly turned into a motivated seller because the foreclosure is imminent. Apparently they inherited the house from a grandfather and have been having issues when the lender ever since. Our first goal in our negotiation is NOT to try to extract all we can from a desperate seller, but to craft our offer where we can give maximum value to the seller. We do this so we can get a referral and so that we put positive energy out in the universe. WE do not take advantage of bad situations in a negative way. Our main mission on the first visit to a house going into foreclosure is recon. I was never in the military but I’ve learned that most missions start of with getting the scope, the full picture of the land before they can make an educated decision of what to do next. Our reconnaissance includes getting the story on how we got in this situation, then we must go over the loan details. Usually I’ll spend more time building rapport but in foreclosure situations, we must act fast so, as you’ll see, we started talking about the numbers quickly. Once we obtain the numbers, then we can construct and present an offer to the seller. But for today, we must do our recon and get the authorization to release information docs together so we can get in touch with the foreclosing trustee to verify how much is owed and how much to reinstate this loan.
