Unfortunately, this is a reality that many property owners have encountered. That is why, in this part of our series, we decided to focus on the question of how to avoid defaulters. I check, you check, we check So what should you focus on when contacting a potential tenant? 1. When and how does the interested party contact you? If they call late at night or on the weekend, pay attention. Evidently, basic polite behavior means nothing to them and they don't care that he will disturb you... 2. When do they want to move? It is a warning sign if the interested party demands immediate moving in. Most solid tenants plan their move at least 2 to 4 weeks in advance. 3. Is the interested party ready to pay the deposit etc.? At the first interview, emphasize that you want to pay the first rent with fees and deposit when you sign the contract. If the potential tenant is fighting back, he obviously has no financial reserve. 4. During the inspection, ask non-obtrusively, for example, about: reasons for moving, the profession of the applicant for rent, how long they have been in the current lease (be careful with people who change leases often) and whether they are willing to give you the landlord's number. 5. Who will the contract be for? Be careful if the applicant wants to write a lease for someone other than himself. 6. Don't they brag too much? It is usually worth paying attention when a potential tenant loudly brags about their income or the brand of their car, etc. Very often they try too hard to convince you that they will have enough money to rent. 7. Don't they have a foreclosure? Check the situation of the potential tenant in the relevant registers. 8. How do they behave on networks? Do not be afraid to brush up on the social networks of the interested party, or enter their name in the search engine.
