Tasmania Property Prices Deep Dive Analysis & Market Trends

Yes we're back with more antisprukes thanks to Cookie Boy. There is a really important conversation to be had here at the granular level about what's really happening to property prices. Anyway let's get on with the analysis today looking at Tasmania. And unfortunately a lot of the spruiking that's going on at the moment is misleading. So today we're going to take a look at Tasmania and the Apple Isle of course is a bit of a leading indicator in some ways as to what may be happening in other parts of the country. According to Cotality the numbers in June were that Hobart dwelling values were down by 0.2% but over the quarter up 0.9% and over the year dwelling values rose by 2%. They also note that Hobart dwelling values are down 10.2% below the record high that was seen back in March 2022. And in fact this chart does show the recent travail with regard to house prices in and around Hobart. But of course it doesn't tell you the broader story of Tasmania. So what we're going to do today is to look at specific locations where property prices are on the market and especially where we are seeing property prices being reduced. Those asking prices are quite important of course. Now a couple of caveats here. The first is we are reliant on the asking prices as reported in the property portals. They can be misleading sometimes not least because of course they don't necessarily tell the true story. But the other is that when you overlay my data from my core market model you can also start to see some interesting correlations between price movements and some of the broader data. So we're going to bring some of that in as well and in fact we're going to spend time looking at more than 25 different postcodes across Tasmania as we deep dive into this rather important conversation.
