Making an offer on a house is when a property negotiation starts. You need to work out how much you want to make an offer on the house, what the market thinks of the property (contested) and is it worth what the real estate agent is asking. The initial offer price on a property is determined by how much you want it, how many other offers on the property and the asking price relative to your view on the fair market price of the property. It is common to use the average discount on the market as a negotiation tool when making an offer on a house. Real estate agents use a range of ways to price a property, this includes; from price, price range, asking price, tender price, no price and auction. The strategy you use to make an offer on a home changes based on this. You should also adjust when you place an offer on a property to help your negotiation strategy. This with a credible expiry on the offer can help get the property for a better price by minimising competition. You could use a strategy of price fishing which I use to work out the best possible price to get a property. Sellers often adjust their asking price based on time on market, motivation, justification, real estate agent advice, no other offers and third party reinforcement. Common mistakes of the discovery stage in negotiation include providing too much info to the real estate agent, thinking the sellers SHOULD accept your offer and being too keen to do a deal. With all of this information, you should be better informed to make an offer on a property and get it for the best possible price.
