Forced Cancellation: MahaRERA can revoke registration under Section 7 only for serious violations (fraud, unfair practice). This is rare. Voluntary Cancellation: Sometimes, a builder realizes the project is not financially viable and asks to cancel it. The Buyer Protection Rule: Dr. Prabhu clarifies that MahaRERA does not allow cancellation if even a single flat is booked, unless: The builder obtains an NOC (No Objection Certificate) from every existing homebuyer.
