You must have a solid, air tight rental application process with the right questions so you know exactly what type of person is applying. If you don't screen the tenant buyer heavily, then you're life is going to be hard and you'll go to an expensive seminar by letting a bad tenant squeeze under your radar and move into your house. Remember, it's best to have NO tenant than having a bad tenant. We'll go over every question I ask the prospective tenant buyer and further I'll show you how to get information from their previous Land Lord. We must know the opinion of the current land lord so we can get an idea how the tenant will treat you once they move in. Were they dirty, did they pay on time, did they cause damage, were they confrontational etc.etc. Further we MUST verify their income. I only deal w/ tenant buyers that have VERIFIABLE INCOME. Gone are the days of moving in peeps just because they have cash. I'll show you how to find out how much of a down payment they have, but that's not the only thing we're looking for in a tenant buyer.
